A domestic energy assessment involves a phone call to gather information on the property followed by a thorough inspection of your property. During the assessment, I will visit your home to collect information about key features such as the insulation, heating systems, windows, and lighting. I will measure room dimensions, check the type of boiler, inspect loft (if assess is possible) and wall insulation, and note other factors that influence energy performance.
The process typically takes about an hour and is non-invasive, ensuring minimal disruption.

The time it takes and level of data needed to complete a domestic energy assessment depends on the size and conditions of the property. I always speak with a property owners before confirming a service fee.

A Legionella risk assessment is a systematic evaluation of water systems within a property to identify and assess potential risks for the growth and spread of Legionella bacteria. Legionella can cause Legionnaires’ disease, a potentially fatal type of pneumonia, when water droplets containing the bacteria are inhaled. The assessment is especially important in residential rental properties, commercial buildings, and places where water is stored or recirculated, such as in hot and cold water systems, cooling towers, or spa pools.
The risk assessment involves inspecting the design, condition, and usage of the property’s water systems. Key factors evaluated include water temperature control, the presence of dead legs (sections of pipework with little or no flow), limescale or corrosion buildup, and the frequency of water usage. The assessor will identify areas where Legionella bacteria could thrive and recommend measures to reduce or eliminate the risk.
Control measures might include keeping hot water above 50°C, cold water below 20°C, flushing unused outlets regularly, cleaning and disinfecting tanks, and ensuring that any maintenance is carried out effectively.
In the UK, landlords and property managers have a legal duty under the Health and Safety at Work Act and the Control of Substances Hazardous to Health (COSHH) Regulations to protect tenants and building occupants from exposure to Legionella. While a formal written scheme is not always required for simple domestic systems, a documented risk assessment is best practice and demonstrates compliance with legal responsibilities. The Assessor cannot be held responsible for hidden defects that cannot be visually inspected. The assessor is not a chartered building surveyor and can offer no assessment or advice on the improvement of structural defects within buildings.

The Assessor will exercise reasonable care and diligence during the assessment. However, liability is limited to the assessment fee paid and excludes any indirect or consequential losses.

Resolution of any disputes arising from this agreement or the outcome of the assessment must first be attempted through the assessor identified on the energy performance certificate. If unresolved, the dispute may be escalated to a relevant accreditation scheme and/or compentant legal authority.
